If you have expertise in construction, you might want to analyze your CapEx more carefully with one of the worksheets I've seen posted on BP, over a timeframe of say, 20 years, after your initial renovation.

The way i am doing this is , i am networking with people on bigger pockets and will partner with them as they will be on the ground to take care of any issues that arise.

I'm asking for a friend ;)1) Do you approve all repairs, or is there a dollar value cutoff where you don't care if the manager just takes care of it?

If (when) things change, if the value of your property drops because cap rates have increased, as long as it continues to cash flow and your debt isn't coming due then who cares?  

Everyone is trying to househack in one way or the other, others just want to reduce or eliminate their rent and don't really care if they cash flow or not.

I'm especially interested in someone with experience in 2-4 unit multifamily properties, but any tips on solid professionals with neighborhood experience would be great.Thanks! 

A judge don't care if it is in your lease it consider auto theft.

We need on time rent payment so we can pay our own bills, we need you to take good care of the property, and we need tenants who are good neighbors.  

While there are some deals to be found, tread very lightly and be especially careful working your comps.
