Yes I'd work with him tell him you want partial payment tomorrow, and get some money on the books,, I'd still give him the pay or quit,, tell him this is formality that you are willing to work with him but if things fail you will be left with no resort if he does not pay or agrees to vacate by end of month,, And remind him Dec rent is coming up..

Before consulting with a lawyer, I wanted to pick the brains of this community :-)  I want to do this by the book so I'll have a clear case if/when we end up in court.  

I want to take into account quality of life in a given city.If you have not read Scott Trench's book Set for Life, you should it was one of the best real estate books I have read for a young person.

What I find interesting is that drug laws have stayed on the books as long as they have.

You'll get more accurate advice and answers, and they will probably be more willing to work with you and guide you in the right direction if they have documentation to look at (tax returns, W2s, amounts you paid for each property, taxes, insurance costs, estimated rents and completed values, etc).

I listen to BP podcasts or suggested books while I'm in the car or cooking!

If you're smart, you can really jump leaps.Not sure if there's a blog or guide specifically for buying property without agents, but this might help?
