also the agent who said the 4plex appraised for mid 800s he was actually helping a friend of mine find his and his wifes first home. it is a big new subdivision thats being created and has risen prices in that area. so im not sure if it was a flashy numberthank you for your response i appreciate your help

When you look at the Pro's and Cons or a Heloc there are much more Cons...I would run the numbers on an actual cash out refinance even if you have a low first versus a 2nd lien and Heloc payment combined with 1st.
