Those are the primary food groups. 

In my experience it takes a couple of years of talking with these groups to build the relationship to the point of them funding a deal.

With verbal leases, a tenant could claim they are on a rent-to-own arrangement, or that their "handshake" included a "no overnight guests from racial group x" fair housing violation.

This sounds like a legal no-brainer, but wanted some back-up from the group.

There are a handful of investor networking groups that may be helpful to you - my favorite is the Central Ohio Investor Network (COIN), which meets monthly.
