Now, I'm a huge fan of make no judgment until you have boots on the ground on that exact block, because you never know until you know. 

This way you may have a legal ground to stand on and this will also save you money by using their platform.

I just found out that the oil-tank is actually under the ground floor apartment and the current owner will not allow for soil testing because it would require drilling into the floor in the apartment.

What's the range for rehab/remodel psf and ground-up psf for luxury homes in the Nashville Metro area?  

It's a steep barrier to entry into this particular group, no doubt, but the people that are really motivated hit the ground running and make up the investment in the first few months.  

We're still getting our feet wet here and on sound financial ground to shift into real estate investing (someday I'll post in the newbies forum (I'm still considering myself a newbie).  

Your may find the real estate excitement was a passing phase or that with some cash and knowledge you have a clear understanding of what to do.

I've heard writing multiple offers sight unseen, providing lots of comps and doing lots of ground work to get a deal but I'm wondering if there's anything else other investors are really hungry for that they don't find or that are rare and I like to know what my peers around the country are doing for investors.
