Who is going to clean/restock it between occupancies?

As long as you do proper maintenance on it and get it cleaned every year you should have no problems with it.

You may want to consider other deed types so that you get greater assurance/protection of clean Title and a Title Insurance policy.  

As a buyer, really don't have direct control over how your agent is compensated.As a seller, @ jonathan greene covered it pretty succinctly.

At this point we are basically at the end of that extra week so I reached out some fellow landlords and fortunately was able to find her a place that had just gone vacant that morning and the landlord needed to clean and paint and was actually very appreciative of the fact that he would not have to list it and screen to find a new tenant etc.
