My short term goal is to find one nice frame house (low cost) to live in that I can remodel the kitchen, basement and attic and add one or two bathrooms that has at least there bed room, then refinance, then later add an addition to with a composite deck.

Just for potential notes: going by the numbers, the 4plex doesn't seem to have separate electric meters, both the fourplex and duplex looks like a roof replacement is due, some windows are boarded up (100% occupied)driveways would need to be added (currently a dirt lot)There is definitely room on the property to add another 4plex if zoning allowed (there is an apartment complex right next door so I don't see why not)even the third property has a good chunk of land behind it considering what the norm is here.There is a nice elementary school that is just being completed on the same street less than a few houses away.

mother-in-law, mother-daughter, jack-and-jill, 'Summer Kitchen' and/or maid's quarters yada yada  - as many mansions and other estates traditionally do -  if its a SFD that means per code/ordinances etc u cant rent separate tent dwelling/apartments within it - only maybe a room or so.thats why instead, large SFDs with a duplex layout (or maybe even a 'back house') to spare will 'rent out a room' to avoid grossly breaking zoning and C of O rules for a single fam dwelling. of course that means either the kitchen is inherently shared or one of the persons (ie, a college student, or a raw vegan) simply does not need access to a traditional kitchen whatsoever.
