The 45 day lipstick rehabs don't exist from what I can see... ambitious homeowners are looking for sweat equity so they bid it up.

A broker charging you 6% shouldn't be doing the same service as a broker charging you 5% or 4%. 

Be sure to treat all tenants the same with regard to which way you choose to charge.
