If you paid $54k cash and your insurance covers $94k in replacement value, you *should* be able to collect the $94k as well as the $8k in lost rental income and either rebuild or simply sell as is and let the Market figure out how much it is worth.

Most owners are savvy enough not to let someone cherry-pick their best properties but I’ve never been able to put together an attractive offer (for a buyer) because for me it’s: “Hey, I’ll pay retail for the good stuff and whatever upside there is will be in the junk, and it’s gonna take me a while to figure out what to do what junk!”

If you took individual checks/payments from each tenant, then no you cant issue one check to tenant A alone.That's why I take one payment of deposit from one individual, note it on the lease etc and then issue the refund to that one person and let them figure it out after that on how they want to split the $$
