John - I don't use Michael's service but I do use direct mail and about 4 months ago I mailed a list one time (in error) and I still get the occasional call from that mailing.

You pay more at the small hardware shop located a block from you than you would at the Home Depot 12 miles from you, but I will still occasionally shop and pay a higher price at the ma and pa store if I want the convenience.

Its a nice system and allows me to search tenant background, review references, and occasionally find a vacant house homeowner.

The fact is, we're bombarded with messages, as evidenced by people who've decided texting my cellphone with commercial messages is a good idea (it's not).However, occasionally someone gets through the cacophony of other advertisers and hits me with something that gets my attention.

Since they are attorneys, they need to be told (and occasional scolded - 'Bad attorney!

I have occasionally looked at craigs list ads when I wanted to sell some notes.. and of course there is all sorts of wanna be's in that took note buyer class's you get them on the phone and its just hilarious.. they just read their script have no clue what they are doing etc etc.

Occasionally we get an owner calling us who wants to sell.  

Occasionally I will see one.Many have moved to the internet as it is just time for them a free from a cost perspective.Some put them high up on telephone poles with staplers and pinwheels to draw attention.
