Your first sentence says it all....You already informed her prior to move in so she knew the w/d was not for tenant use but used them anyway.

It just mentions being approved prior to lease term date. 

Have the systems inspected by a licensed professional prior to selling the house. 

So I'm finishing up my first rental after a renovation and wanting to get it cleaned prior to the tenants moving in.

We always go through everything to make sure it is in tip-top shape prior to rent.  

Tricky though that you don't want to start off by having a neighbor that may be poised to be difficult.If the fence and she are not permitted (can you do a look up in the public records) then the municipality likely will frown upon it and make him remove it or get it permitted, but then since the survey shows this to be 3ft over they may say he has to remove it.How about taking to the seller to have them cure this prior to closing?

Keep in mind that all repairs that are made prior to being available for rent are going to be capitalized.

Call your agent and insist you get this info, it's their job to get you all this info prior to the close of escrow.

After the signing has been completed, the Closing agent will forward payment to any prior lender, and pay all parties who performed services in connection with your closing (if they have not been paid).
