Thank you ,Jose Jose, that's awesome that you are about to jump in to RE, but I'd recommend looking at this as an investment that you will live in temporarily and therefore evaluate it as such initially. 

For the multifamily any time the meter indicates they are using > 35 gallon/ person/day  we evaluate the use. 

I expect listing agents to be far more knowledgeable and skilled in their market and pricing to be able to accurately price a property - heck if i can after watching the local market for 6 months they should - I asked a well known agency for a price evaluation they gave me a 2 inch thick binder and stated X amount - I said nope it's worth more and went with a discount broker and sold it for 25k more.

., you might consider using an investment advisor to evaluate which offerings are suitable and promising.

What is the address to really make an evaluation online?

I have been wholesaling for a little over a year now, I made some progress in my first year, but I want to move my investing career toward CRE.

If you are new to the game,  I would definitely take a look at your end goals and use patience when evaluating.
