It's not THAT complicated, we just can't be emotional buyers that "want" a deal to work. 

I have decided to use my own title company, they're charging $400 plus the normal state and local fees plus title insurance. 

They may charge you a small fee, where a full set of  plans with structural and mechanicals will cost you 12-15k these should only cost a few hundred. 

I’ve used it before on primaries since there’s always an emotional factor that is hard to put a dollar figure on when you just want the perfect house that meets all your wife’s criteria, but for investment properties I usually just offer the highest I’m willing to pay if it’s a competitive situation, need to avoid the crab in a barrel syndrome and becoming the greater fool when it’s an investment.

@Stephanie Jamgochian we raise our rents every year, I would raise their rent a small amount and then charge a small pet fee.

Most management companies charge a month's rent to lease the property so that means you won't cash-flow until the second month.

But I'm not going to charge them an application fee or run a full credit/background check on them as long as the parents qualify without their income.  

Make it an STR for refinery contractors and charge the prevailing weekly rate of local motels.  

Total CAM charges are $100,000.

On top of it the rules for each charge, when and if it is refundable etc?
