The downside is that if you put a loud obnoxious tenant in your unit you could experience higher turnover costs when they leave and potentially have their neighbors be calling you to complain.

The downside to that would be that your tenants using those garages may very well need to pay a lower rent rate for lack of parking so you would need to do a cost analysis of how much less income you receive for those units, add in the gain from the rental income of the conversion, and calculate the cost of said conversion to see if it pencils out or not.

That is the downside of long term NNN leases..vacancies are tougher to fill/project.The way to mitigate the risk is assume vacancy periods at the end of each lease.

nice deal - I don't really understand why more people don't use this strategy - (i.e. low ball offers) - very limited downside (don't get the deal), big upside and all you need is one to hit
