Hey guys, I just read an article on the Best Markets to Invest in Air BnBs for 2023 and wanted to share my findings/summarize the article, and see what the BP community thought.Here were the article's best markets, divided into three categories:Metro Markets:Nashville, TN:- Nashville continues to provide good investment opportunities for short term rental investors due to its vibrant music scene and and group-friendly shenanigans that Broadway street can offer visitors. 

And additionally, the monthly income from the other occupants gets divided in a fair way so that the partner is not just getting all of it towards their mortgage coverage.

You’re making just under $2k per month = $24k per year - divide that by you’re total equity and you get an annual return on equity...  

We take 25% off the top of your rents and divide this is into PITI to get the debt service ratio which should be 1.2 or greater.  

I sit on my towns Zoning board, although we have not had anyone try to change the zone of a property we have granted dividing of property, but they still met the zoning for that area because the lot was over sized.

Don't you divide up the electric bill each month between your tenants?

Also how could I divide the electricity bill with the tenants?

@Chris RobertsDo you mean that if I'm going to apply the RUBS system in my community and charge something like $67/mo per tenant that I have to disclose a monthly break down of the total water/sewer bill divided by the number of tenants?

It seems to be in a tricky area - just 1-2 blocks north is the historic district divide (but within the same zip code), which seems to be where a lot of higher priced homes have sold in the past few months.
