Here are some details:- The house was on the MLS about 6 months ago and has since been pulled off, now the owner is under Ch. 7 bankruptcy so I'm thinking they will be even more motivated to sell if they are allowed by the courts.- The property is in Ohio.- I want to move as fast as possibleThanks

Its been 3 weeks since the Proposed Closing Date on many of them - yet - the MLS keeps saying "Pending" - and i cant find any details about the Closing/Accepted Bid price!

Try to get as much time as possible...so if you have a 45 day option for $100,000 and you find someone to buy the property for $110,000 you make the $10,000 (obviously it's more detailed than this, but you get the basics).
