Hi @Xi Chen I am also relatively new to Houston and have not yet found a deal that I want to jump on.My primary obstacles right now are (1) finding good rent-to-value % just like you, and (2) not feeling familiar enough with various areas of Houston.Regarding issue (1) I would suggest to look outside the loop, possibly also outside the beltway.

Starting off in the right environment can significantly shorten your learning curve and let you speed through the obstacles that causes new agents to struggle. 

The proprty is in Colorado Springs, near downtown and Memorial Hospital and has a Single Family Victorian, and a Fourplex (Zoned Duplex Though), with a two-car and a one-car detached garage.I hope to post here as we go through due diligence to track our experience for the next newbie that takes the leap.

I may have a few private investors to utilize but there are a bunch of obstacles with that route.

It’s about 1100 square feet with a detached two car garage. 

Its been a lot of fun running into obstacles and looking for ways to overcome them.

The property consists of one 4 unit ground level structure and a second detached two level structure with one unit upstairs and one downstairs. 

I am planning on getting a newly developed detached condo in Taylor, Tx.
