I find that even 10% generally gets used up, with landscaping, plumber/electrician calls, turnover costs and general miscellaneous expenses.

If you consider 5% vacancy, $200/mo for repairs and $100 for mowing/landscaping, you're a tad under $450.

At the south end of the property are 15 acres set aside for an elementary school.....Most of the talk (at the recent meeting) centered on the recreation area that will include a soccer/multi-purpose field as well as tennis courts and basketball courts, rest rooms, and parking over a 6.25 acre parcel.....Grand Avian Parkway will have a five-foot wide landscaped median, 5-foot wide sidewalk on the east side and an 11-foot wide bike path/trail on the west side.

The both cash flow well but also have strong economic and demographic trends and are landlord friendly.

Besides redoing the entire inside, I plan to paint outside, install new cedar/cable railing, redo roof with metal, replace doors and windows, paint, and remove and replace landscaping without big trees.
