Investment Info:

Small multi-family (2-4 units) buy & hold investment in Mount Horeb.

Purchase price: $337

B- property in a great town with good growth potential

What made you interested in investing in this type of deal?

Passive income

How did you find this deal and how did you negotiate it?

Knew the seller personally. Negotiated price off market.

How did you finance this deal?

Used a partner who needed to do a 1031

How did you add value to the deal?

Landscaping, new flooring, paint, light fixtures

What was the outcome?

the property has increased in value about $50k in two years through our work and general appreciation

Lessons learned? Challenges?

Wish I didn't have a partner on this one. Would have been easy to do alone.

My dad is a real estate broker.
