If cap rates are moving higher on everything, it is a sign of a slowing real estate market.Be careful because when people are selling properties, they will often misrepresent cap rates by inflating income or ignoring expenses.

We've tried working with Seven Feathers Construction so far and they've been slow and inaccurate in communicating as well as high on pricing.

It's not as easy to do right without spending a lot of money, so if your not experienced with Ad Words I would start reading up on it, set a very low budget, check daily, add negative keywords often, and go very very slow.

all of them are 6' wide and 2' deep.

Not to say that it's impossible or not happening at all, but you have a better chance if you're 1031'ing significant capital in as most Operator's won't want to take on the legal fees and added headache for a small investment.I'm sure there are some options out there though, you'll just have to dig deep.

When they use methods you KNOW deep down make no sense, you are right... it makes no sense!!

pay for job completion, not by the hour... that creates an incentive for slow work.

Then the MLS , Redfin,Trulia if you don't have MLS access .. look up listing history photos comps  ( not too deep just a general idea if you don't really know the area.
