There is one certainty in this debate that has raged on the forums since the inception of BP - no side will convince the other side that cash flow or appreciation is the better strategy.

Some of them were hot and heavy in here, getting into debates some bragging etc then all of a sudden accounts closed.

I mean, by all considerations the carpet was in excellent condition but would have technically past its lifetime and therefore seems to me as though it could be debated as to if a tenant were liable for any damages, under the provision that their damages would be less the amount that the carpet depreciated.

After you have a basic understanding of a given market then you can start debating the details.
