The only issue I can see by initially circumventing your agent could potentially be "cut out" of the deal and/or their commission when you do end up writing an offer because the listing agent could argue that your agent was not "procuring cause" for your interest in the property since you contacted the listing agent directly and began negotiations.

It's turned out to be quite a good deal for us both, as they are paying all utilities, some maintenance, and have even contributed to some cap ex in exchange for a multi-year lease.

It wasn't a good enough deal for us to take down so we listed it for her and found her a buyer willing to assume the loan which allowed her to get way more for the property than if it was being sold in as-is condition.
