Knowing about the late pay guy up front would have saved me some stress, but still not a big deal.You also want to check that lease for the security deposit amount- this money should be transferred to you at closing.

Final word of warning; Fulton County (where Atlanta is, mostly), is a bit of an anomaly in that the tax commissioner has transferred their tax liens on most properties to various sub-entities of Vesta holdings, Investa Holdings, investa services, etc... , and then the Sheriff's office is auctioning those liens off, rather than directly from the Tax office.

Bk will probably only muddy the water but not save you since you probably have personal recourse and a transfer to an LLc will not get you away from the recourse.If the property is covering the debt, you might be better served working on an extension with the bank.
