.: My only advice is always be honest and up-front with all parties and always try to create winning scenarios for everyone as that gets you repeat business and a good reputation.

We have personally dealt with this situation several times and all lenders are not created equal.

I currently work I  hospitality which gives me a lot of insight in building positive, ongoing customer relationships, and proper negotiating and sales tactics.

Hoarders are a fact.. most are owner occ's as they need years to create those conditions.I tore down  5 houses last year all Hoarders so bad you would not even fathom it..

As an investor, your #1 goal is to learn how to create value!

Make sure you have an experienced inspector who also will give you an indication of life span for major systems.I'd create a sophisticated spreadsheet with as many costs broken out as possible. 

I had a couple of HELOCs with them and could not be more disappointed in the way they treated me as a long long time customer with not insignificant assets with them.
