The best strategy in Mexico is holding short-term rentals and it's often even better than in the US because of the high cash flows and the almost guaranteed lack of regulations, which is a huge problem in the Us another developed countries.

But depending on the nature of your tenant they may just opt to stop paying rent, walk,  and see if you chase after them - to which the usual answer is: it probably isn't worth it.So what we do is say, "Look - the lease says 2 months -but really we just don't want to be out any rent.  

There are also bigger STR specific ones that will come to Austin but their fees will be tremendously higher than most local ones (check out @shelbywilray @gcalebjones for examples)

He is nervous he may scare the tenants which to an extent I understand, but all his tenants are paying far less than market rent as it is.

Some hosts have found that more bathrooms are more attractive than offering a large living room, but I think it's somewhat market and guest avatar specific.

They are much more reasonable and are more intertwined in a community than some lender states away.

If by "residential loan package" you are implying a "Mixed Use DSCR Loan" unfortunately doesn't sound like it would work since the commercial unit is larger than the residential

Having a deposit in hand guarantees being paid but suing in small claims court even if you win probably means you will get paid LESS than 50% of the time in most states.

I'm not at the billionaire status yet, but maybe if you combine me & all the investors I've assisted with co-living investments...we'd get closer. haha!
