If you plan to rent by the room it will work the same way with a Condex as it will with a SFH and most of them were built or converted recently (last 20 years) so your maintenance will be less than the houses in the area, many of which were built in the early 1900's.

Convert the garage into the ADU and now you have a recipe for an nice forced appreciation in comparison to other SFH in the neighborhood and the ADU can be used as a cherry on top for whatever the appraiser decides to add.
