So, city employees are essentially driving the $ invested in homes going on the market, not the homeowner and/or the Realtors, both of whom are FAR closer to understanding what the market wants than most inspectors.

My agent has some connections to contractors (possible cash buyers), cheap soft inspector, and a closing attorney.

I am starting a new construction rental in the Hallsville area, and will be looking for reliable property management as well.

Anyone know of anything unexpected that I might run across In a new construction duplex(VA purchased) that would make property management a necessity?

New construction is dependent on demand and location.

I also have a strong network or property managers, inspectors, lenders, etc so that if I personally don't know the answer to a question, I can find it quickly.

My most recent house had people fighting to give me a deposit the first day I listed, and I only had it listed on one site, and I had messy construction pictures. 

Now, she was a pro, and took her voucher and somehow found a new construction unit with heat included.
