Hey Jeff,A real estate investment startup is just a small company that invests in real estate, usually through either buying properties and leasing them (apartment complexes, single-family homes, multi-family homes), flipping them (renovating and selling for a profit), or holding them (buying and waiting until the value goes up to sell it).I just started this with a friend, and I think it's a great way to get into real estate.

But not really a big deal once I lease up the property and it establishes a track record, at a 10 cap, it could be worth $500-$650k.I closed a SFH giving the Seller a check for $5k and paying all the unpaid taxes and closing costs totaling about $13k for a real sales price of $23k, but again the sales data shows only $5k which really kills the comps in the area with houses priced from $50k (REO's) to $250k and most of the similar houses asking $150-250k.

The tax payer service center website does not have it and the DC Open Data GIS system does not have it correlated with SSL or address in any of their databases.

To achieve a fully conditioned crawlspace is just a tad more complex but is easily doable by anyone who studies- it's basically deleting any ventilation ingress/egress from the crawlspace, adding insulation to the walls, deleting insulation from the joists, installing a vapor barrier on the ground & walls, and installing a tiny air exchanger that will force air periodically from the conditioned main house into the crawl.
