If after day 11, they have not left, you file again at the magistrate office and pay again, about $150 ish to have the constable come out and physically remove them. 5 is the appointment date with constable.

Also if loan is from last couple of years check the rider because I have found many loan officers are not aware of change (if that is whom you spoke to).

Some offices will hold tenants responsible for their items (like smoke detectors were there on move in but magically they are not there on the yearly, clearly a tenant issue) but generally speaking they hold the owner responsible no matter who actually caused the problem.
