Also there is quite a difference between reading what the law is, and understanding the additional regulations that HUD imposes(which carry the same weight as law) which are often hard to find...and understanding the additional case law interpreting such laws and regulations.To further complicate things, the status of unrelated adults in terms of being protected or not by the fair housing act has gone all the way to the Supreme Court (sometime in the 90's), and you know what the court decided?

what a start in your 20's and it will be great to hear insights of a lender/investor combo. if you self manage, the landlord forums are great (and even if you use a PM, lots is relevant) and there are great forums on apartments, too, if you are moving up in scale. best of luck!

Perhaps your seller reserved an easement for his own access and is offering you to share it.Either way, somebody needs to maintain the access road(s) and that will cost $.

We are showing the property to a contractor tomorrow to see if we can get a better price on the painting and some finish work (hanging some doors and sanding down some shallack that is on some trim) and perhaps installing the kitchen cabinets.

Some will definitely fail and I do think that will place downward pressure on the asset class in the next 5 years or so.Many commercial investors in pricey coastal markets have way overpaid for assets that are now falling in value.
