The house I'm planning to rent has mostly carpet, will it be necessary to change the whole carpet after renting ?

I am looking for good sub-contractors/referrals for cleaning, coating wood floors/carpeting, and interior painting. 

I really appreciate it .Is it ok with HOA if I buy this townhouse and do interior paint & new carpet  and list it for sale on market in 2 weeks.They don`t have any restrictions on when I can resell the property right ?

Some work needed done to the house like drywall, paint, carpet, kitchen, bath, room work.

Completely gut bathroom remodel, paint entire house, ceiling fans, new furnace and carpet in bedrooms.

For example fnma underwriting requires flooring, do if the carpet is torn out or a vinyl floor has rips all over it, you most likely won’t be able to get a traditional mortgage until you have fixed it up and refinanced.
