ESPECIALLY not if you're using price per square foot relative to computer generated comps, which is literally the worst measure there is for valuing real estate.If you want to talk about the software innovation that COULD be helpful, and that we DO need, that's a different conversation.Yeah, obviously not a tool to make offers with but a way to "filter" out the overpriced stuff on realtor sites.

Don't hold your breath waiting for those who say they'll get back to you with the completed application until, well, they get back to you with the COMPLETED application plus proof of income and whatever else you require.

@Ryan Rogers - There are deals on both on market and off market properties, but typically once a property goes on the MLS, it has already been filtered through wholesalers and flippers and/or is already priced at market value so there is nothing to flip.  

The ones that are filtered through that process can be looked at a lot closer on a case by case basis.
