One more thing, the unit is ready but I haven't duplicated all the needed keys yet, laundry room, external gate, front door, back door, mail box all have keys to be duplicated.

If someone claims something is missing after he works on their unit it opens up the door to a negligent hiring claim.

good thing is your monthly check from the gov't is always on time, the bad part is when I had a section8 tenants they gov't came by with a check list on the whole house.. making sure all the windows and doors where up to code, all the plumbing was functioning, all the outlets and electrical was up to code.

I do put a sign on the front door letting everyone know to turn the heat down to 50 and turn the water off at the meter before they leave.

. $50 per door is too low on a 3 unit property.
