On the books it is an asset, and reflects on the reserve status as such. sold, the loss is recorded as a loss of capital, and they loose that reserve amount.

...I would imagine that many BP landlords are getting Section 8 rent, where the voucher amount and the allowances for utilties by the housing authority end up setting the rent received by the landlord.For your existing tenants, you could probably get away with the bigger increases - if their income was keeping up and other rental units in the area also went up similarly.

However, you can hold onto the property, lease it out to “arms-length” renters, build your retirement account with the rental payments, then take the real estate as a distributed IRA asset when you can take distributions penalty free (after age 59 and a half).

Said company was none other than Taylor Bean & Whitaker, whom, if you don't know were unceremoniously raided by the FBI, indicted and finally jailed in April.So, after even with a very cooperative title company, I finally ended up at HUD who then sent me to their asset management company, and the final guy said, "I'm sorry, but I have nothing to tell you, we don't have any record of the property."

There are other low income programs available and HUD has a lease-option program but it may be on a back burner now, but that has to go through your local Public Housing Authority or Section 8 Administrator.Do not use Sec 8 on your own to do any installment deals!
