One tip that I picked up here is while you are starting out and saving money for your investments, start driving / visiting areas you would like to invest in so you get a feel for prices, rents , house conditions etc, and visit and look at lots of homes and open houses so your eye get used to looking at repairs / upgrades that are normal in a particular market.

Depending on your and your partners particular circumstances, different arrangements are 'best' (as a side note, I have yet to see the 'perfect' answer, there are always tradeoffs).

@Jacob Branch when you make a post on BP like this you mine as well put a big target on your backYou will soon get in no particular order1. response from west coast marketing folks stating that they only invest out of state so you should live were you want and invest were it makes sense IE were they make a commission2.

i don't see anywhere in the IRS code that states that the QI needs to be anyone in particular.
