As far as the lady in the dead of winter, not only would it likely take months to evict but finding a new tenant in winter is usually harder, so giving her some leeway when you know you're signing up for problems if she leaves, anyway, isn't being a pushover as much as wanting to avoid your own headaches in the middle of winter.

I'm trying to insure a mobile home we're rehabbing and will be ready to rent out in about a month, and my insurance lady is telling me that insurance for it will be $300/ yr for $30K in coverage (their max) which is fine with me, but then she says the insurance co will want to see a copy of the lease.

But he also does what you probably need to do he upgrades the units.. he like's his property to be very well maintained and attract best tenants other than other landlords that just do the minimum and usually attract lessor tenants..
