Like a lot of other people mentioned, after 25 years, most/all the repairs needed are way past the "wear and tear" stage anyway.For future deals, make sure security deposits and pro-rated rents are turned over to you at closing.

Not only will I present the clearest analysis of the deal, but I will negotiate the best price at the same time presenting my buyer in the best light as the story of the deal is as important as the numbers from initial offering, due diligence, through closing.

The most important things to remember are, keep the word out that you are an investor (some of the best deals come from people looking to sell who contact you directly), keep your eyes open so you recognize a deal when it comes your way and take action (don't suffer from analysis paralysis).
