got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

A friend of mine and myself have discussed real estate extensively.

I also am considering running gas to the property and just doing it right, and adding two separate boilers, but that seems very expensive.However I have another friend who said on smaller apartments his tenants dont mind electric baseboard.

After writing up the Zillow ad I figured I should go higher.

Or would some nice subdivisions still try and block that activity if a lot of guests are coming and going?  

I am interested in adding a bedroom in the attic to get more rental income and I am having a hard time finding requirements for it to all be legal.  

For the past eight years I have rented it out as a fully furnished rental but unfortunately from a pricing perspective i have only had two tenants (both 4 years which is good with one regard) but I haven't drastically updated my prices over those 8 years either. here is a link to my current ad it has only been up for a couple days, if you have time let me know what you think and let me know if I am way out in left field. 

Today, I got an 800 number through eVoice and posted an ad on Craigslist.
