Fully Furnished / Corporate Pricing Help in Manchester
Hi All,
I am looking for some pricing advice on a fully furnished apartment I have. For the past eight years I have rented it out as a fully furnished rental but unfortunately from a pricing perspective i have only had two tenants (both 4 years which is good with one regard) but I haven't drastically updated my prices over those 8 years either.
here is a link to my current ad it has only been up for a couple days, if you have time let me know what you think and let me know if I am way out in left field. My old pricing was $2100 for a year lease, and $2300 a month for a min of 3 months both will all utilities included. So if you subtract off all the utilities including cable (Say $400) we are looking at $1700 a month for a year lease and $1900 for short term lease. But remember this is fully furnished, so I know my current prices are too low, given the quality of the apartment and seriously excellent and relaxing location in Manchester that is not a complex and has a large backyard. My wife has suggested I price it at $2450 a month without utilities. I personally think that's a bit aggressive. Maybe $2450 a month for a 3 month lease - month to month after and a lower rate for a year or more. What do you all think?
