Any good resources for learning about what are "good" areas and areas to avoid when investing in certain cities?

I want to offer on a duplex, as my first investment property, and the city has it zoned as single family, although it is registered as a duplex and a rental and I can continue to rent it as a duplex.

I currently own one 2 unit property in South City of St.

I am in the metro Atlanta area and have a lot of customers that seem to know something is brewing in the city.

The cities are a bit too far to attend consistently.

Well it ended up clogging the sewer and resulted in large fees to the city and cleanup and etc.

In addition - cities within Ohio have their own city taxes.
