For instance, the current SFR tenant complained about the range soon after move-in, paid almost $300 to have it fixed, no good, and after the 2nd call, got a new range, and during the first year, had a service call under the warranty, and 2 months after that, got another complaint, fortunately we had a service contract, and was serviced under that. 

I do have to make a few calls to have them shown, and pay someone to place a few ads every month or 2 and call a home warranty company to send out on repairs a few times a year.

If the dryer is 7 months old it should still be under warranty.

They paid for a home warranty since I thought we should delay closing.

All systems that we (I cannot speak for all other providers) install come with a 25-year warranty on the inverters and panels so as far as maintenance you will be covered for 25 years.7.

I have a home warranty that they claim will cover said sump pump "eye roll".   

I prefer to have it done with a professional with whom I know has insurance and I can call for any warranty work

The line set was warrantied, but the labor was 1 year only and the refrigerant was not included in warranty. 

This was actually our previous home that we kept as as investment and the epoxy flooring was done for free by the builders Warranty because there were cracks on the floor Street a year...I truly appreciate the advice/input and will keep it all in mind moving forward.
