I want to avoid changing Title. 

Now, the problem here is the bank might call the loan (demand that it be paid off in full because the title transferred)--unlikely, but possible. 

I’d like to have a title search done ahead of time so I know what I’m bidding on.

If you are licensed go to your county registrar and place a lien that house title 

(Can't figure out how to edit the title...

Property is vacant.My thought is to bring it to a title company to run their search on it.

How are you taking title?

On one of the properties I essentially did everything other than listing the property in MLS and the purchase agreement/title.
