I feel South Louisiana will become Ghost Town like Michigan... 

Just be aware of 2 things as you move forward...1) Univ. of Houston is a heavy commuter school. 2) The area surrounding the school (3rd Ward) is pretty rough.Disclosure: I dont invest there but was born and raised in Houston and know the south side of town pretty well. 

Among my friends in Tacoma- mostly white-collar, non-Seattle commuting, late 20s to 30 somethings, with no kids- most have rented in the North End, downtown, or Fircrest, and then gravitated towards the South and East side to buy starter homes. 

Hood and downtown, plus a 600 square feet budget finished basement with full bath - basement not currently legal living space.Located in SW Portland on Marquam Hill between Barbur and Terwilliger, just 1 mile south of downtown, walking distance to OHSU and 1 block to the bus line.It was built on 1908, and is a unique old PDX situation in that there is no street running in front of the house (the original street was vacated when Barbur Blvd was put in).

What I understand to be Brewerytown is almost entirely in 19121.Both of 19145 and 19148 are in South Philadelphia.

I just got my first property under contract in central Indiana (south of Indianapolis). 

there some raising money laws out there...REG D maybe....and it does allow for you to raise money from a few non accredited investors...but i would stay away from doing this as you can get into some issues if the property goes south and it could be an issue as non accredited investors are not seen as sophisticated by IRS standards.  

Is there anyone doing deals in these zip codes 90002, 90059 would love to get your feedback on what's working or not working. Thanks
