This will be a slow deal (12-18 Months) as we wait for units to turn over to renovate them, but with the additional income, barring local cap rates (~7%) stay similar to what they are now or get better, we plan to refinance our purchase and reno capital out, while holding onto a $3,500+/month cash flowing asset in a ever increasing trendy area..

Your biggest challenge is not class, it's size. 18 units is too small for onsite management and a different business model than SFR management companies have (no apartment vendors, slow unit turns, retail pricing on maintenance).

According to my PM things are slowing down with people going back to school.The comps around me are $700, $645, $610, $700, $750, $750 (these are those that are listed for rent on hotpad), they are all units as well.My unit was posted 2 weeks ago and the first week I got the following:Week 1: 2 showings, 8 calls, 32 email, and 0 applicationsWeek 2: 1 showing, 3 calls, 22 emails, and 0 applications.This is my first rental and I am getting very concerned, especially when I hear that people don't move much during the fall.

A similar question would be "what is the best way to go from 0 to 5 properties" and, if you are against bringing in partners, the answer to that would probably be "slow and steady."
