Personal Referral - Presented owner with my plan for the property and what I could pay to make it a fair deal to me as an investor based on the work needed.

We need advice and strategy for merging and handling our personal finances (recently married), RE and S-Corp accounting/tax strategy, as well as year-end tax prep help.Looking for referrals to accountants who also invest in REI.  

The cheaper varieties tend to have slimmer edges that can pop out more easily.

Indicate that you are going to start the eviction process, but if he is out in 10 days and the unit is in expected move out condition, you will provide a positive referral and the eviction will not be on his record.

In my experience the best places would be Facebook groups, as mentioned above - friend and family referrals, BiggerPockets, and just getting the deal in front of more people.

Here's what I've used for alternative marketing to this clientele: - Give current tenants a discount for referrals (Very successful and also helps minimize conflicts)- Room for rent sign in the window (Semi-successful)- Craigslist (Semi-successful)

Unfortunately if water is included it tends to be abused and leaks aren’t reported as quickly as if the resident were responsible for the bill.
