My friend was given a house when his dad past.my doesn't want the home. i need some help with financing options.

I've had a recent situation, this is in Georgia and every state's different, where one of my tenants let a 'friend' stay and that friend then refused to move out after 2 weeks. 

Some students find it easier to pay it all up front since they have new found loan dispersement money, then can then budget accordingly  for beer, POF premium, and netflix.
