However, I guarantee you that tenants can kill anything you plant, and no matter what type of grass you plant, it needs water to get established and tenants won't water.

having money in the bank today, does not mean it will be there indefinitely. if you notice my profession, i'm a banker. i just saw a guy blow through $3-million that he had in his account in the matter of 4 months. there is no guarantee to the landlord that your money is going to be there. he obviously agrees, hence the double deposit.

If in the end HUD agrees with the Bank (and indirectly with your Broker who stuck his neck out), a closing date is determined, and FHA will proceed to guarantee the Loan to the Bank.
