I would proceed to an offer with a period to back out, in there you can request full availability of inspection (by you or inspector), deposit min them (usually $100 or so), and decide if you ant to go forward.

It's probably 5-10 years old as most towns/states defer adopting new versions right away so contractors/inspectors/developers have time to adapt.

Eventually, after you’ve seen 100 properties in a neighborhood, you might be able to make those decisions remotely, with the help of an inspector or realtor or something... but definitely not up front.
