If you google something like "home inspection list" you will find a variety of them that you could combine into one that would give you a preliminary list.

I've looked at numerous properties, including two last weekend with tenants in them.If you want specifics for the local situation, google for landlord/tenant laws, or tenant advocates, or similar terms, along with the town or state.But, I seriously doubt you can prevent showings or other access to the property.Note that you're not under any obligatation to clean the place spic-and-span like an owner who's trying to sell their house would.

Be adventurous, just Google your favorite thing to do then go to images, which is right above the results, then scroll through the pictures and grab the one that fits you best, save it to your hard drive then upload it...

There are alot of websites that have state specific contracts (just google your state real estate contracts) or go to a local real estate company and ask for one.
