Thinking in terms of flooding, foundation issues that could void the deal.Thanks!

I have read/listened/watched a ton to get my basic knowledge foundation and am motivated to work on this in all my free time, but when I sit down after my 9-5 to get to work building my real estate business, I just continue to look up stats up my target market, and browse endless MLS listings.

I myself am studying to get my California real estate license which I hope can help build foundational knowledge about real estate in general.

Older cabins will have had time to settle and any foundation issues should be easy to spot which is a bonus. 

I feel getting my license will help me build a foundation, but the experience will do the rest of the major teaching.I would love to stay connected and I appreciate you taking the time to respond.  

So, the biggest lesson, create a strong foundation for the long haul, not the immediate. 

With this 4 pillars ( finance, health, mind, and empathy ) you have a strong foundation to find happiness. 

Sounds like you've got a great foundation both in preparation and in early execution.

First you MUST permanently cure the moisture issue.That starts outside with fill dirt around the house.  6 inches higher against foundation tapered out for 2 feet.  

The restrictions can range from not using groundwater, to not digging dirt, limiting the use to the current use, maintaining the cap that covers the contamination such as parking lot or building foundation. there also may be certain periodic inspection and reporting obligations. the particular restrictions will be recorded and you can see them in the title work.
